I'm moving out of my apartment in Berlin. What do I do? Give written notice on time, collect your move-in protocol and photos, and book the handover (Wohnungsübergabe) with your landlord. Bring an independent expert to the handover: we record the condition in a written protocol, so normal wear and tear is not charged to you as damage.
What counts as normal wear and tear? Marks from normal living, light scuffs, faded paint and worn floors from everyday use are generally normal wear and tear (Abnutzung). Real damage is something beyond normal use. We assess each point on site and record it neutrally.
My landlord wants to keep my deposit. Can you help? We document the condition of the apartment with photos and a signed protocol. That record is your evidence. For the legal side of a deposit dispute, your Mieterverein or lawyer takes over.
