What Do Schimmel and Feuchtigkeit Mean?

Schimmel = mould. Feuchtigkeit = moisture or dampness. Feuchteschaden = moisture damage.

These are among the most common problems in Berlin properties, especially Altbau (pre-1949 buildings). Berlin's building stock is old — brick walls, no damp-proof membranes, original plumbing, poor insulation.

Common signs: Black spots on walls and ceilings, peeling paint or wallpaper, musty smell, condensation on windows, damp patches in the Keller (basement).

Who's Responsible? Tenant vs Landlord vs Hausverwaltung

This is the number-one question expats ask — and it's complicated.

If you're a TENANT (Mieter): Your landlord (Vermieter) is generally responsible for structural damp, leaks, and building defects. But they'll often blame your "Lüftungsverhalten" (ventilation behaviour) — claiming you didn't air the flat enough. A professional moisture report proves whether it's a building defect or user error.

If you're a BUYER: Check before you buy. Sellers have limited disclosure obligations in Germany. Once you sign at the Notar, the damp is your problem.

If you're an OWNER in a WEG: The Hausverwaltung (property management) is responsible for common areas and structural issues. Getting them to act can be difficult — especially as an expat who doesn't speak German fluently.

Rising damp (aufsteigende Feuchtigkeit): Horizontal barrier injection — €5,000–€15,000 depending on building size.

Penetrating damp from facade/roof: Repair costs vary hugely — €2,000 for a small patch to €30,000+ for major Kellersanierung (basement renovation).
