Immobilienbewertung Berlin — Property Valuation for Expats

What is an Immobilienbewertung?

Immobilienbewertung = property valuation or real estate appraisal. In Germany, different types of valuations exist for different purposes.

The word covers everything from a quick market estimate to a legally binding Verkehrswertgutachten (standard value assessment). The key point: not all valuations are created equal.

Expats going through divorce, inheritance, or tax matters in Germany need to understand which type of valuation they need and why it matters.

When Do Expats Need a Property Valuation in Berlin?

Divorce (Scheidung)

If you're dividing assets during a divorce, you need a Zugewinnausgleich (gain equalization). The property needs an independent valuation that both you and your ex can agree on. The Finanzamt (tax office) won't accept "what we think it's worth." You need professional documentation.

Inheritance (Erbschaft)

The Finanzamt needs a value for inheritance tax (Erbschaftsteuer). Their own estimate is often too high — inflated by German property market assumptions that don't match reality in your specific Berlin neighborhood. A professional valuation can reduce your tax bill significantly. We've seen clients save thousands by proving their property's actual market value.

Ownership Disputes

Co-owners who disagree on the property's worth in a WEG (apartment building) or shared ownership need a neutral, professional assessment.

Tax Purposes

Declaring property value for Grundsteuer (land tax) or other tax matters requires documented evidence.
