Baugutachten, Gutachten, Gutachter — What Do These Words Mean?
Baugutachten = building assessment or expert report. It's a technical inspection of a property's condition, typically done before you buy.
Gutachter = the expert who writes it. Also called Bausachverständiger or Sachverständiger. Think of them as a certified building surveyor.
Most expats hear these terms from their Makler (estate agent) or Notar (notary) and have no idea what they mean. You're not alone — it's overwhelming until someone explains it in plain English.
Critical point: A Baugutachten is NOT a valuation. It's not about "what the property is worth." It's about "what condition is the property actually in?" These are two very different things.
Two Types: Kurzgutachten vs Full Baugutachten
Kurzgutachten (Short Report)
Think of this as a "Red Flag Check." It covers the basics in a concise snapshot:
